James Angelica
Senior Analyst
Few affordable housing executives have operated from as many vantage points as James Angelica. Over a 25-year career, he has structured transactions as an investment banker, led acquisitions as a developer, managed capital as a CFO, and built projects as a principal—bringing firsthand experience to every stage of the affordable housing lifecycle. He holds an MBA in Finance from London Business School and a B.A. in Economics and History with honors from Stanford University. His early career was built at the institutional level. At RBC Capital Markets, J.P. Morgan Securities, and First Southwest Securities, he structured and executed tax-exempt bond financings and LIHTC transactions under Fannie Mae, Freddie Mac, and HUD credit programs. On the ownership side, he joined the Foundation for Affordable Housing as Finance Director—where multi-layered financings combining tax credit equity, credit-enhanced debt, subordinate financing, and municipal grants supported the acquisition and stabilization of affordable housing communities across California and North Carolina—before going on to serve as Vice President of Acquisitions at Alliant Asset Management. Drawing on that breadth of institutional and operating experience, he joined Allied Argenta, LLC in 2011 as CFO and Principal, directing underwriting, debt and equity execution, tax-yield modeling, partnership accounting, and post-closing asset management across more than a dozen LIHTC acquisition-rehabilitation projects in seven states—while simultaneously holding CFO and Treasurer responsibilities for the firm's development, construction and property management affiliates. Since founding his own practice in 2020, he has developed another LIHTC property, Filbin Creek, in South Carolina and continues to advise developers and institutional investors as an outsourced CFO and strategic partner. Clients engage him for LIHTC applications, partnership accounting, capital restructuring, and asset performance—drawing on a career that has touched virtually every seat at the affordable housing table.
